Renovations

A new, stylish transformation here in Lilyfield.

Stylish Stoneleigh, Lilyfield won the 2022 MBA House Alterations & Additions $900,001 – $1 Million.

The client wanted to protect and maintain the existing century old sandstone façade, and repurpose and feature interior sandstone walls, taking advantage of the city skyline views whilst minimising the renovation impact from the street view. They wanted to keep the character of the existing home, which has many original features, whilst creating an additional modern, large open plan functional kitchen and entertainment space. The client was keen to increase the amount of useful storage space and maximise natural light. They spent a long-time planning, and had to keep to a strict budget. Plenty of beautiful and productive garden space and a generous master bedroom space, making a 4-bedroom, 2-bathroom home was also part of the brief.

Care was taken in the original house to maintain timber floors and ceilings. 4 bedrooms were created by converting previous rooms to new uses. A previous open room can now be used as a separate living area or closed in with the innovative folding door system, which allows it to be closed to a bedroom when needed. Skirting boards were reused to ensure continuity in the existing house. A bedroom was converted to a bathroom and required removal of old render to uncover the century old sandstone. Clients re-planned the bathroom completely to take advantage of this discovery. High ceilings were all maintained with skylights added to existing home and new addition. Custom joinery in large kitchen allows for joint cooks to work easily in the space and the island bench keeps the kitchen part of the entertainment space. While motorised blinds in the living area are hidden in pelmet for privacy when needed but otherwise invisible leaving the whole space open to natural light.

FROM THE CLIENT

“MATTBUILD Group got our renovation objectives from the very start.

We had heard the horror stories and did our research, and it turned out they were the best decision we made. The build went really smoothly and their communications were excellent at every step. Every member of the team was professional, knowledgeable and well mannered – our neighbour’s were well looked after and no complaints. I particularly appreciated their practical advice when we hit inevitable problems, always trying to understand and achieve what we looking for. They went above and beyond many times. The result has been outstanding, we couldn’t be happier.”
